Assignment of Rents; Appointment oi Recei~•er. A~ additional cecurity hercunder, Borrow~er hereby acsignc to 1_ender the rents of the Property, pro~~ided that Bormwer shall, prior to acceleration unde~ paragcaph 1R hereof .~r abandon- mcnt of the Property, have the right to collect and retain such rents as they become due and payable. Upon acceleration under paragraph IR hereoi or abandonment of the Pc~~+c~nt•_ I.ende~ shall be e~titled to have a receiver appointed by a court to enter upon, take possession of and manage the Pmperty and to collect ~he rems of the Property, including those past due. The receiver shall he liable to accoupt only for those rents actually receivecf. 21. Future Ad~ances. U~n rcyuest by Borrowcr, l.endcr, at I_cnder's option within twenty years from thc datc of this Mortgage, may make Fuwre Adr•ances to Barrower. Such Future Advances, with interest therec~n, shall he seeured by this Mor+gage when evidenced hy promissor~• notes stating that ,aid notes are secured hereby.
