expensa incurred by~ l.ender in enforcing the cavenants ~nd agreements of Borrower contained in this Mortgage and in
e~forcing l.ender's remedia as provided in paragraph 1 R hereof, including, bu~ not limited to, reasonable attorney's fees; and
(d) Borr~wer takes such action as Ixnde~ may rea~anably reyuire t~ assure tha~ ~he I~en of this Mortgage, l.ender's interest
in the Property and Borrow•er's obligation to pay the sums xcured hy this Mortgage shall cantinue unimpaired. Upon such
payment and cure by Borr~wer, this Mortgage and the obligations secured hereby shall remain in fuU force and efTect as if
no accele~ation had occurred.
20. Assfgnmenl of Reats; Appointment of Recei~•er. As additional ucurity hereunder, Borrower hereby a~cigns to
1_ender the rents of the Property, provideJ that Barr.~vver shall, prior to acceleration under paragraph 18 hereof or abandon-
ment af the Property, have the right to collect and retain such rcnts as they become due and payable.
Upo~ acceleration under paragraph 18 hereof or abandonment of the Property, I.ender shall be entitlcd to have a
receiver appointed by a court to enter upon, take possessi.~n of and manage the Propeny and to collect the ronts of the
Property, including those past due. All rents collected b~~ the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds aod reasonabie attorney's fces, and then to the sums secureci by this Mortgage. The rece~ver shall be liable to account
only (or those rents actually received.
21. Future Advancta. Upon request by Bortower, l.ender, at I_enders option within twenty years from the date of this
Mortgage, may make Future Advanca to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. . . . .~101~ . . . . . . . . . . . . . . . . . ..
22. Rekase. Upon payment of all sums secured by !his Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Adoraey's Ftes. As uxd in this Mor~gage and ~n the Note, "attorney's (eei' shall include attorney's fees, if any.
which may be awarJed by an appellate coutt.
