(d) Borrower takes such action as Lender may rcasonably require to assure that the lien of this Mortgage. Lender's interest
in the Propeny and Barrower's obligation to pay the sums securcd by this Mongagr shall continue unimpaired. Upon such
payment and curc by Borcower. this Mortgage and the obligations secured hereby shall rcmain i~ full force and effect as if
no acceleration had occurred.
20. Aasi~ameaf ot Renb; Appointa~eat of Rtceiver. As additional security hereunder, Borrower hereby assigns to
Lender the rents of the Property, provided that Borrowar shall, prior to acceleration under paragraph 18 hercof ar abandon-
ment of the Property. have the right to collect and retain such rcnts u they become due and payable.
Upo~ acceleration under paragraph 18 hereo[ or aband~nment of the Propen~, Lender shall be entitled to have a
receiver appointed by a court to enter upon, take posxssion of and manage the Property and to collect the rents of the
Propeny, including thase past due. All rents collected by the rcceiver shall be applied first to payment of the costs of
management of the Propeny and collection of rcnts, including, but not limited to, receiver's fees, prcmiums on receiver's
t~onds and reasonable attorney's [ees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rcnts actu~!'_y rsceived_
21. Future Advanca. Upon rcquest by Borrower, Le~der, at Lender s option within twenty years from the~ date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest ~hereon, shall be secured by this
Mortgage when evidencod by promissory notes stating that said notes are xcured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect ~he
x-~urity uf this Mortgage, excoed the originat amount of the Note plus USS. . . . - . . . . . -N~A . . . . . . . . . . . . ..
22. Rekase. Upon payma,t of all sums secured by this Mortgage. Lender shall releasc this Mortgage without charge
to Bonower. Borrower shall pay all coau of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fces, if any,
which may be awarded by an appellate court.
