20. Assigoment of Reats; Appointmeat oi Receive~. Ac .adJ~tianal .ccurity hcreunJc~, Borrower hereby assigna to
t.ender the rents of the Property, provided thal Borruw~r shail, prior to a~celcration under paragraph IR hercot or abandon-
ment of the Property, have the right to collect and retain such rents as they become due and payable.
Upon acceleration under pa,ragraph 18 hereot ar sbandunment af the Property, l.ender shall be e~tiUeci ~o have a
receiver appointed by a court to enter upon, take posse~sion of and manage the Property and ta rollect the rents of the
Property, including those past due. All rents coltected hy the receiver shall be applied first to payment of the costs ot
management of ~he Property and collec~i~~n of rents, includi~g, but not limited to, receiver's fees, premiums on receiver'~
ho~ds and reasonable attorney's fees, and then to the sums secured b}• this Mortgage. The receiver shall he liahle to accouM
only for those rents actually received.
21. Futurc Advances. Upon request by Horrower, l.ender. at Le~der s op~iun u•ithin twenry ycars from thc date of this
A1~r~gage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that iaid notes are secured hereby. At no time shaU the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS . . . . . . . . . . . . . . . . . . . . . . . . . . . ..
22. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall retrase this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordatian, if any.
23. Attorney's Fees. As used in this Mortgage and m the Notc. "attorney's fces" shall ~nclude attorreey's fec~, if any,
which may be awarded by an appellate coun.
