OPTION AGREF.MENT
NOh1 TNEREFORE in consideration of the sum of ONE DOLLAR and
~ther good and valuable considerations, and the mutual covenants
and conditions contained in this Option Agreement, it is agreed
as fo~lows:
1. ROBER'P F. McRUBERTS, JR., Optionor, grants to lIELEN ~
SHROYER, or assigns, Optionee, the option to purchase (provided
that all of Opt'ionee's obligations hereunder are current) the
premises located at 106-110 South lSth Street, Fort Pierce,
Florida 33450, said property being legally described as:
North one-half (1/2) of Lots Four and Five,
Block Three, J. S. KEEN'S SUBDIVISION, as
per plat thereof on file in Plat Book 1, at
Page 41, of the Public Records of St. Lucie
County, Florida.
Personal property shall i:-_clude range and
refrigerator presently in each rental unit,
dishwasher in Unit 108-A and coin-operated
washer and dryer in utility room; ~
on March 1, 1983, upon no more than 120 days and no Iess than 30
days prior written notice by Optionee to Optionor.
2. If the option is thereby exercised:
(a) The closing of title shall be held at the office
of McRoberts & Steger, P.A., Attorneys at Law, located at Suite
310, Florida N~tional Bank Building, Stuart, Florida, at 11:00
o'clock A.M. on IHarch l, 1983, or such other time and date agreed
upon by the Optionor and Optionee.
(b) Purchase price for the premises shall be
$59,000.00 which shall be paid as follows:
(i) The sum of ONE HUNDRED DOLLARS ($100.00)

upon execution of this Option Agreement, receipt of which is

hereby acknowledged;
(ii) The sum of FOUR THOUSAND NINE HUNDRED DOLLARS
($4,90~.00) on February 27, 1981;
