Effective on the date that the Optionee takes possession he shall be solely responsible for maintenance and repairs to the premises. Optionee st-a11 and hereby does indemnify Optionor against any liability on payment for costs incurred by reason of any work do~e or performed or materials furnished to the premises. 8. It is understood and agreed that all understandings and agreements previously made between the parties are merged into this Option Aqreement which alone fully and completely expresses their understanding and agreement. 9. The covenants herein contained shall bind and the benefits and advantages shall inure to the respective heirs, executors, administrators, successors and assigns of the parties hereto. Whenever used, the singular number shall include the plural, the plural the singular, and the use of any gender shall include both genders.
