WITNBSSETH:
That the Grantor, for and in consideration of the sum of Ten Dollara ($10.00) and
other good and valuable considerationa to it in hand paid by the Grantee, the receipt
of which is hereby acknowledged, has gra~ted, bargained and aold to the Grantee and the
Grantee's heira and assigns forever, the follawing described real property, sltuate, lying
and being in St. Lucie County, Florida, to-wit: '

according to the Declaration thereof recorded February 17, 1981. in Official
Record Book 348, page 2288, and Amendment thereto, recorded February 20, 1981,
in Official Record Book 349, page 46, public records of St. Lucie County,
Florida.
TOGETHSR fiITH all fixtures and appliances 1t~cated therein, and ,
TOGETHER WITH all of its appurtenances according to said Declaratian of Condoaninium,
including but not limited to an undivided 1/79 ehare in the common elements thereof
and together with all the tenementa, hereditaments and appurtenances thereto belvnging
or in any~rise appertaining.
This conveyance ia sub3ect to the follawing:
1. Real estate taxes for the year 1981 and subsequent years, and applicable zoning
regulations and ordinances;
2. Al1 of the terms, proviaions, conditiona, righta, privileges, obligations,
easemente and liens set forth and coatained in the Declaration of Condaminium
and all inetrumenta therein referred to; •
3. All of the covenants, conditions, restrictions and easements of record, if
any, Which may now affect the aforedeacribed property;
4. Perpetual easement for encroachments nvw existing or hereafter existing
caused by the settlement of improvements or caused by minor inaccuracies
in building or rebuilding.
AND the Grantor hereby covenanta with said Grantee that it is lawfully seized of
said land.in fee simple; that it has right and lawful authority to sell and convey said
land; that it hereby fully warrants the title to said land and will defend the same against
the lawful claims of all persons whomsoever; and that said land is free of all ,encumbrances.
IN WITNESS WHEREOF, the Grantor has caused these presents to be executed in its name
