to: RUTH N. HOFER, a married person,
whose post office addresa is: 349 Dorseyville Road, Pittsburgh, PA 15215 ~,~~~(~d
hereinafter called Grantee.
WITNSSSETH:
That the Crantor, for and in conaideration of the sum of Ten Dollars ($10.00) and
other good and velugble consideratlona to it in hand pa~id by the Grantee, the receipt
of which is hereby acknowledged, has granted, bargained and aold to the Grantee and the
Grantee's heirs and assigns forever, the follawing described real property, aituate, lying
and being in St. Lucie County, Florida, to-wit:
A condaminium parcel deaignated as Unit No. 703 of OCF.AN TOWERS CONDOHINIUN B,
according to the Declaration thereof recorded February 17, 1981, in Official
Record Book 348, page 2288. and Amendment thereto, recorded February 20, 1981,
in Off icial Record Book 349, page 45, public recorda of St. Lucie County,
Florida.
TOGETHER WITH all f ixturea and appliancea located therein, and
TOGETHER WITH all of ite appurtenancea according to said Declaration of Condaminium,
including but not limited to an undivided 1/79 ehare in the common elements thereof
and together with all the tenementa, hereditaments and appurtenances thereto belonging
or in anyMrise appertaining. ~.
This conveyance ia sub~ect to the follawing:
1. Real estate taxes for the year 1981 and subsequent years, and applicable zoning
regulations and ordinances;
2. All of the terms, proviaione, conditions, righta. privileges, obligations,
easements and liens aet forth and contained in the Declaration of Condominiwn
and all inatrumenta therein referred to;
3. All of the covenanta, conditione, restrictione and easements of record, if
any, which may naw affect the aforedescribed property;
4. Perpetual eaeement for encroachments no~ existing or heresfter existing
caused by the settlement of improvements or caused by minor inaccuracies
in bullding or rebuilding.
AND the Grantor hereby covenante with said Grantee that it ia 1aWfully seized of
said-land in fee simple; that it has right and lawful authority to sell and convey said
land; that it hereby fully warrants the title to said land and will defend the same against
the lawful claims of all persons whomsoever; and that said land is free of all encumbrances.
