l. The Mortgagee shall, prior to foreclosure, give written notice_to the
Mortgagor of default by registered or certified mail, return receipt
requested, said notice tn provide thirty (30) days fran the receipt of
such notice to cure the specified default.
2. The rbrtgagee shall look solely tr~ the realty enc~esed thereby for
~ the security and repay~~t of this Nbrtgage and the :~Iote secured hereby.
and the I~brtgagor shall be specifically Qxcluded and excepted fran all
liability, personal or otheiwise, for the payment of the Nbrtgage and
the note sec.-ured hereby.
3. L'po.n the request of the Nbrtgagor, the ~l~ortgagee will frcm time to time
join in plats, rightrof-~way deed.s for public roads or other areas,
p~wiic utility eas~nents, unity of title instnm~nts, zcning applications
and restrictions with the ap~licable gwernme.ntal authoritieS Xegardim3 '
developnent of the property pursuant tfl plans approved by such govern-
mental authorities. Such joinder shall not be deened or oonstn~ed as
rendering the r~+lortgagee liable for the paving of any streets nor for
any developnent obligations asslmed by the Nbrtgagor in oonnectio:~ with
any such instnan~nt, and the Mortgagee shall not be li.able to anyone,
including gaverrmental bodies, by reason of ca~liance with the texms
of *his provision with respect to any improvanents required as a result
of any such instr~nt.
4. This :+~ortgage arxi the Note sec.~ured hereby is executed by RALPH PII~1EZ
in his capacity as Trustee aforesaid. By the executio~ of this Mc~rt~gage,
Nbrtgagee agrees that RALPH PEI~,E'L shall not at any time be persanally
liable for the paym~:t of any claim or the perforniance of any obligatiion
hereunder or in any m~ru~er be personally bound by or personally responsi-
ble for this N!ortgage or the ~1o~e secured hereby.
