in the Property and Borrowerb obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon sucA
payment and cure by Bornower. this Mortgage and the obligations secured hereby shall remain in tul) torce and efiect as it
no acceleration had occurrcd.
20. Alil~qpllp~ p[ Rtll~ AppO~Olllltpl ot Receiver. As additional security hercunder, Borrower hereby assigns to
l.ender the rcnts of thc Property. provided that Borrowcr shall, prior to acceleration under paragraph 18 hertof or abandon-
ment o! the Pr+operty, have the right to collect and rctain such rcnts as tbey bocome due and payabk.
Upon accele~ation under paragraph 18 hcreot or abandonment of thc Property, Lender shall be entitled to have a
receiver appointed by a~~ourt to enter upon, take possession of a~d manage the Property and to collect the rents of ihe
Property. including those past Jue. All rcnts collecteci by the receiver shall be appliod fint to payment of the costs of
management of !he Property and collection of rents, including, but not limited to, receiver's fces, premiums on receiver's
bonds and reasonabk attomey's fces, and thcn to the sums socurod by this Mortgage. The raeiver shall be IiaWe to account
only for ~hose rents actualiy received.
21. Fehre Ad~anca. Upon rcquest by Borrovrcr, I.cnder, at l.ender's option within twenty years from the date of this
Mongage, may make Future Adva~ces to Borrower. Such Future Advances, with interest thereon, shall be socured by this
Mongage wheo evidenced by promissory no~es stating that said notes are secured hereby. Ai no time shall the principal
amount ot the indebtodness securcd by this Mongagc, not including sums advanced in accorda~x.-e herewith to protect the

22. Reka~e. Upqn payment of all sums securod by this Mortgage, I.ender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.

whir.h may be awanied by an appellate court.
