(d) Borrower taka such actian as Lendet may reasonably rcquirc to assurc that the lien of this Mortga~e. Lender's interest
in the P~openy and Bort+ower's obligation to pay the sums securcd by ~his Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obiigations securcd hereby shall remain in full [orce and efkct as it
no acceleration had occurred.
20. Af~pOllp~ pf RtA~ AppOIp1111tpI O~ I~lCtl~t~. As additional security hereunder, Borrower hereby assigns to
1_ender the tents o( the Property, provided that Burruwer shall, prior to acccleration under paragraph 1 R hereof or abandon-
ment o( tht Property, have the right to collect and retain such rents u t6ey become due a~d payable.
Upon acceleration under paragraph 18 hereot or abandonment of the PropeAy, Lender shall be entitleci to have a
receiver appointod by a~roun to enter upon, take possession of and managa the Propeny, and to collect the rents of the
Propeny, i~cluding those ~St due. All rents collected by ~he receiver shall be applieJ 6rst to payment of the costs of
management of the Property and collection o[ rents, ir~cluding, b~t not limited to, receiver's fees, premiums on receiver's
bonds and reasonabk attomey's iees, and then to the sums secured by lhis Mortgage. The rcceiver shall be liable to account
only.for those rents actually received.
21. Rotw~e Advaocts. Upon request by Borrower, I.ender, at t.endcr's option within twenty years from the date ot this
Mo~tgage. may make Future Advances to Borrower. Such Fu~ure ~-dvanres, with intercst thereqn, shall he secured by this
Mortgage when evidenced by promissory notes stating that said notes arc secured hereby. At no time shall the principal
amount of the indebtodness stcured by lhis Mongage, not including sums advanced in accordance herewith to protect the
security o( this Mortgage, exceed the original amuunl af ~he Note plus USS. . . . . . . . . . --~ .~---. . . . . ..
22. Relea~e. UpQn payment of all sums secured by this Mortgage. Lender shall releace this Mortgage without charge
to Borrower. BoROwer shall pay aU costs of recordation, if any.
23. Attoroey's Fets. As used in this Mortgage and in thc Nute. "attorney'c fces" shall include attomey i fees. it any,
which may be awarded by an appellate court.
