Upon such payment and cure by Borrower, this Mortgage and the obiigations securcd hereby shall remain in full [orce and efkct as it no acceleration had occurred. 20. As additional security hereunder, Borrower hereby assigns to 1_ender the tents o( the Property, provided that Burruwer shall, prior to acccleration under paragraph 1 R hereof or abandon- ment o( tht Property, have the right to collect and retain such rents u t6ey become due a~d payable. Upon acceleration under paragraph 18 hereot or abandonment of the PropeAy, Lender shall be entitleci to have a receiver appointod by a~roun to enter upon, take possession of and managa the Propeny, and to collect the rents of the Propeny, i~cluding those ~St due. All rents collected by ~he receiver shall be applieJ 6rst to payment of the costs of management of the Property and collection o[ rents, ir~cluding, b~t not limited to, receiver's fees, premiums on receiver's bonds and reasonabk attomey's iees, and then to the sums secured by lhis Mortgage. The rcceiver shall be liable to account only.for those rents actually received. 21. Rotw~e Advaocts. Upon request by Borrower, I.ender, at t.endcr's option within twenty years from the date ot this Mo~tgage. may make Future Advances to Borrower. Such Fu~ure ~-dvanres, with intercst thereqn, shall he secured by this Mortgage when evidenced by promissory notes stating that said notes arc secured hereby.
