payment and cure by Borrower. this Mortgage and the obligations secured hercby shall remain in tull force and effoct u if
no acceleration had occurred.

l.ender the rents of the Property, provided that Bomowet shall, prior to accekration under paragnpA' 18 hercof or aba~dw~-
ment of the P[operty. have the right to collect and retain such rcnts u they become due and payabk.
Upon acceleratio~ under paragraph 18 hereof or abandonment of the Property. Lender shall be entitlod to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Property, including those.past due. All rents collected by the receiver shall be applied fitst to payment of the coats ot
management of the Property and collection ot rents, including, but not limited to, raeiver's fea, prcmiums on roceiver's
bonds and reasonabk attorney's fces, and then to the sums secured by this Mortgage. "Ilie roceiver shall be liable to account
only for those rents actually rcceived,
21. F~re Aarancea Upon request by Borrower, t.ender, at I.ender s option within twenty years from the date of this
Mortgage, may make Future Advanca to Borrower. Such Future Advances, with intercst theroon, shall be secured by this
Mortgage when evidencod by promissory nota stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness sccurcd by this Mortgagt, not including sums advanced in aocordance herewith to protoct the
