no acceleration had occumed.
20. A~ameat ot Rentx Appointmeat of Recciver. As additional securi~y hercunde~, Borrower hereby sssigns to
l.ender the tents of the Property, provided ~hat Born~wer shall; prior to acceleration under paragraph 18 hercof or abandon-
ment of the Pmperty, have the right to collect and retain such rents u t6ey 6ocome due and payabk.
Upon acceleration unde~ paragraph 18 herco( or abandonment of the Properly. I.ender shall be entitled to have a
receiver appointed by a ~~ourt to enter upon, take possession of and manage the Property and to collect the rcnts of the
Property, including those pasl due. All rents collected by the receiver shall be appliod first to payme~t of the costs ot
management o[ the Propeny and collection ot rents, including, but not limited to, receiver's fees, premiums on receiver's
honds and reuonabk attorney's fees, and then to the ~ums secured by this Mortgage. 'Il~e rcceiver shall be liable to account
only for those rents actually received.
2~• Frtune Advsocea. l.'pon request by Borrowcr, I.ender, at I.enJer's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be securcd by this
Mortgage a~hcre e~•idenccd by pramissory nc~;~s s;ating iha: ~aid t~~t~~ a~e s~urzd hereby. At no time shall the principal
amuuot of the indebtedness secured by this Martgage, no~ including sums advanced in accordance herewith to protect the

c 22. Rdea~e. Upcm payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge

which may be awarded by an appellate coun.
