WHERFAS, Wiggins and General desire to execute this
Declaration of Reciprocal Ease~ents for the purpose of providing for
the joiat use of the walking, pazking, driving areas, ac•~ess r~a•3s
an3 surface water retention facilities now or hereafter located on
Parcel A, Parcel B and Parcel C(sai~ three (3) parcels are
sometimes hereinafter referre~ to collectively as the "Parcels") an3
for the joint right of access to, an3 ingress an3 e3ress and surface
water ~rainage over and across Darts of such areas all as more
particularly provided herein an3 for ~eztain other purpos~s as set
forth herein;
NO~~, THEREFORE, ia consideration of the mutual beneiits to
be realized by such joint use and the covenants set forth herain,
Wiggins an3 General do hereby declar~ and agree that the Parcels
shall be he13, owned and used in accordance with the following
covenants:
1. Wiggins does hereby establish _'or the bene~it of, an3
grant and convey to, the owners from time to time oi Parc~l B and

Parcel c~ and such owners' tenants, and the custoQers, e~ploy~es and

of passage and use ~or walking upon and driving and parking vehicles
upon, over an3 across all those sidewalks, sntran~es, drives, lanes
and parking azeas on Parcel A which are now or may hereafter Froa
time to time be used for pedestrian an3 vehicul3r traffic ~nd
parking, and for the purpose of installation, maintenance, repair
an3 use of underground utilities serving any portion of Parcel B or
Parcel C over, across and under such portions of Parcel A as are not
within the "Buil~iing Ar~a" shown on the Site Plan, and for thz
purpose of using all "Consumer Facilities," as hereinafter define3,

that may exist fro~a time to time on those portions of ParcPl A that
