prior to e~try of a judgment en[orcing this Mortgage if: (a) Borrower pays l.ender all sums which would be then due under
this Mortgage. the Note and nota securing Future Advances, if a~y, had no acceleration occurred; (b) Bormwer cura
all breaches of any other covec~ants or agreeme~ts ot Borrower contained i~ this Mo~tgage; (c) Borrower pays all reasoaable
expenxs incurred by Leader in enforcing ~he covena'ts and agreements ot Bomowe~ rnntained in this Mortgage and in
enforcing Lender's remedies as provided in paragraph 18 hercof, including, but not limited to, reasonabk attorney's fees; and
(d) Bo~rower takes such action aa Le~der may reasonably require to assurc that the lien o[ this Mortgage. Leader's interest
in the Property and Borrower's obligatioo to pay the sums secured by this Mortgage shall continue unimpairsd. Upon such
payment and cure by Bormwer. this Mortgage and the obligations secured hereby shall rcmain in tull torce and eHect ss if
no acceleratan had occurred.
20. Aa~ament ot Re~ Appolntmeat of Recelver. As additional security hereunder, Borrower hereby assign+ to
I.ende~ tl~e rents of the Propeny. provideJ that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment ot the Property. have the right to collect and retain such rents u they become due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment ot the Property. Lender shall be entitled to have a
receiver appointed by a~-ourt to enter upon, take possession of and manage the Property and to collect the ren4s of the
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the costs oi
management of the Propeny and rnllection of rents, including, but no~ limited to, receiver's fees, promiums on receiver's
bonds and reasonabk attorney's fees, and then to the sums secured by ihis Mongage. The roceiver shall be IiaWe to account
only for those rcnts actually received.
21. Fnhre Ad~snces. Upon rcquest by Borrower, l.ender, at l.ender's option withi~ twenty yeus from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with intercst thereon, shall be socurcd by this
Mortgage when evideacxd by promissory notes stating that said notes an securod hereby. At no time shall the principal
amount of the indebtodn~sc socurcd by this Mortgage, not including sums advanced in accordaace herewith to protect the
security of ihis Mortgage. eaceed the original amount of the Note plus USS. ...--~ ~ ~•••
22. Rekase. Upqn payment of all iums securcd by this Mortgage, Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorsey's Feea. As used in this Mortgage and in the Note. "attorney's fee.s" shall include attorney's foa, if any.
which may be awuded by an appellate court.
