in the Property and Bormwer's obligation to pay the sums securcd by this Morigage shall continue unimpaired. Upon such
payment and cure by Borrower, this MoKgage and the obligations secured hercby shall rcmain in full force and eHect as if
no acceleration had occurrcd.
20. Assi~umeot ot Rent~ Appoiata~ent ot Recclver. As additional sccurity hereunder. Borrower hereby assigns to
l.ende~ the rents of the Propeny, provided that Bo~ruwer shall, prior to acceleration under parag~aph 18 heroof or abandon-
ment of the Property. have the right to collect and rctain such rents u they become due and payabk.
Upon acceleration under paragraph 18 heroot or abandonme~t of the Property, Lender shall be entided to have a
receiver appointed by a court to entcr upo~, take pos.xssion of and manage the Property and to collect the rents of the
Property. including those put dua All rents collected by the receiver shall be applied first to payment of the costs ot
management of the Property and collection of rents, including, but oot limited to, roceiver's fees, premiums on receiver's
bonds and reuonabk attonicy's fces, and then'to the sums socurod by this Mortgage. The roceiver shall be liable to account
o~ly for those rents actwlly received.
21• Frture Adrances. Upon request by Borrower, i.endlr, at I.ender s option within twenty years from the date of this
