20. Assi~aa~eM of Rcat~ Appoiatmeet of Receiver. As additiooal secu~ity hercunder. Borrower hereby assigns to
I_ende~ the rents of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents as t6ey bocome due and payabk.
Upon acceleration under paragraph 18 hereot or abandonment of the Property. I:ender shall be entitled to have a
receiver appointod by a rourt to enter upon. take possession of and manage the Property and to collect the rcnts of the
Property. including those past due. All rents coii~~cted by the receiver shall be applied first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, roceiver's fees, premiums on receiver's
bonds and rcasonable attorney's tces, and then to thc sumr securai by this Mortgage. The receiver shall be liable to aceount
only [or those rents actually roceived.
21. Fatnre Ad~aeces. Upon request by Borrower, l.ender, at I_ender's option within twenty years from the date of this
Mortgage. may make Future Advanca to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mongage wl'ien elridencod by promissory notes stating that said notes ar~ socured hercby. At no time shall the principal
amount of the indebtodncss secured by this Mortgage. not including sums advanced in aocordance hercwvith to protect the
