20. Assi~nmeot ot Realx Appoiatmeat ot Receirer. As additional security hercunder. Borrower hereby assigns to
I.enckr the rents of the Property, provided that Burrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and rctain such rents u t6ey become due and payabk. ~
Upon acceleration under paragraph 18 heroaf or abando~ment ot the Propeny. Lender shall be e~titled to have a
receiver appointed by a court to enter upon, t•rke possesaiun o( a~xi manage the Property and to collect the rents of the
P~operty, including those past due. All rcnts collected by the receiver shall be applied first to payment of the costs of
management o( the Property and collection of rcnts, including, but not limited to, receiver's fees, premiums on receiver's
bonJs and reuo~~ble attorney's fces, anJ then to the sums aecured by this Mortgage. The roceiver shall be liable to account
only tar thcxe rcnts actually r~ceived.
21. Foture Advae~YS. Updn reyuest by Borrower, I.ender, at I.ender's option within twenty years from the date of this
Martgage, may make FWure Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are securcd hercb~. At no time shall the principal
amount of the indebtedness socured by this Morlgage, not including sums advaneed in accordance herewith to protect the
security ot this Mortgage, exceed the original amoum of the Nate plus USS. """"""""""""""'

22. Rela~se. Upon payment of all sums secured by this Mortgage, Lender shall releue this Mo~tgagt without charge
to Borrower. Borrowei shall pay all costs of recordation, if any.
