20. Assigatpeot ot Reats; Appo~almeat ot Receirer. As additional security hereunder, Borrower herehy assigns to
I.ender the rents ot the Property, provideJ that Borruwer shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Pr~oerty, have the ~ight to collect and reta~n such rents u tbey become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Propeny, Lender shall be e~titled to have a
~eceive~ appointed by a~ourt to enler upon, take possession of and manage the Property and to collect the rents of the
Property, including those past due. All rents collected hy the receiver shall be applied fint to payment of the costs o(
managemeoi of the Property and collection of. rents, including, but not limited to, receiver's fees, premiums on receiver s
tx~nds and reasonabk attorr~ey's fees, and theo to the sums xcured by this Mortgage. "It~e roceiver shall be liable to account
only for those rents actually received.
2~• Futare Adrsects. Upon request by Borrow•er, I.ender, at I_ende~'s option within twenty years from the date of this
Mort~age, may make'Fulure Advanccs to Borrower. Such Future Advances, with intercst thercon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are securcd hereby. At no time shall the principal
amou~t of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, eaccood the original amount of the Note plus USS. """""""""""""""
22. Rekase. Upu~ payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, it any. ~
23. Adoroey's Fees. As used in this Mongagc •rnd in the Notc. "attorney's fces" shall include attorney's fces, it any.
