payment and curc by Borrower, this Mortgage and the obligations secured hereby sha11 remai~ in full torct aad effect u it
no acceleration had occurred,
20. Assitomeat ot Reatfi Appointmeat of Receirer. As additional security hercunder. Borrower hereby assigns to
~ender the rents of the Property, provided that Borruwer shall, prior to acceleration unde~ paragraph 18 hereof or abandon-
ment of the Pt+operty, have the right to collect and retain such rents as tbey become due and payabk.
Upon acceleration unde~ paragraph 18 hereof or abandonment of ~he Property. l.ender shall be entitled to have a
receiver appuinttd by a court to enter upon, take posxssion of and manage jhe Property and to collect the rents of the
Property. including those past due. All rents collected by the receiver shall be appliod first to payment of the coats of
management of the Propeny and collection of rents, including, but not limited to, receiver's fea, pnmiums on receiver i
bonds and reasonabk attorney's fces, and then to the sums secured by this Mortgage. The roceiver shall bo liable to account
only tor those rcnts actually received.
21. Fotnre Advancts. Upon request by Borrower, I.cnder, at 1_ender s option within twe~ty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by ihis
Mortgage when evidenced by promissory nota stating that said notes are secured hereby. At no time shall the principal
amount o( the indebtodness securod by this Mortgage, not including sums advanced in acxordance herewith io protect ihe
security of this Mortgage, excced the original amount of the Note plus USS. ......._._. _
22. Releate. Upqn payme~t of all sums socured by this Mortgage, Lender shall nelease this Matgage without charge
to Borrower. Borrower shall pay aU coats of recordation, if any.
23. Attoroey's Fees. As used in this Mortgage and in the Note. "attorney's fces" shall include attorney's fees, if any.
which may be awuded by a~ appellate court.
