in the P~openy and Borrower'a obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon auch
paymea! and cure by Borrower, this Morigage and the obligations securcd hereby shall remain in full force and effcet as i(

20. As~ameat ot Reatx AppolMmeat of Receiver. As additional security hereunckr, Borrower hereby assigns to
I.enckr the rcnts of the Propeny. provided that Borrow~r shall, prior to acceleration under paragraph 18 hereof or aba~don-
ment of the Pr+operty, have the right to collect and retain such rents as they beeome due and payabk.
Upon accelention under.paragraph 18 hereof or abandonment of the Property. Lender shaU be entitlod to have a
rcceiver appointed by a court to enter upon, take possession o[ apd manage the Property and to collect the rents of the
Property: including those past due. All rents collectod by the rceeiver shall be appiied first to payment of the coats ot
management of the Propetty and collection of rcnts, including, buj not limited to, receiver's teu, premiums on receiver's
twncls and reasonabk attorney's fces, and then to the sums secured by this Mongage. The receive~ shall be liable to account
only for thwe rents actually roceived.
21. F~tnrs Advaoeea. _Upon request by Borrower, l.ender, at t.end~rs option within twenty years trom the date ot this
Mortgage. may make Future Advances to Born~wer. Such Futurc Advances, witA interest thereon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At na time shall the pri~cipal
amount of the indebtedne.ss secured by this Mortgage, not including sums advanctd in aocordance herewith to protect the
security o! this Mortgage. excced the original amount o( the Nott plus USS.. •.•""""""""• ••••
22. Reka~e. Upvn payme~t of all sums socured by this Mortgage, Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of rccordation, if any.
23. Attorsey's Ftes. As used in this Mongage and in the Notc. "attorney's fees" shall includc attorney's fees, if any,
which may be awuded by an~appellate court.
