HomeMy WebLinkAbout2868prior to entry of a judgme~t cnforcing this Mortgage if: ( a) Borrower pays Lender all sums which would be then due unde~ this Mongage. the Note and notes securing Futurc Advances, if any. had no accelera~ion occurrcd; (b) Bonower cures all breaches of a~y other covenants or agreeme~ts of Borrowe~ contained in this Mortgage; (c) Bormwer payt all nasonable expenses incuned by Lender in enforcing the covena~ts and agreements ot Hotrower co~tained in this Mortgage and in en(orcing i.ender's remedia u provided in paragraph 18 hcrcof. including, but not limitod to, rcasonable attorney's fea: and (d) Borrower takes such action as Lender may rc3sonably require to assurc that the lien of this Mortgage. Lende~'s i~terest in the P~operty and Borrower's obligatian to pay the sums sccurcd by ~his Morlgage shall continue unimpaired. Borrower hereby assigns to l.ende~ the rents of the Property, provided that Borro~er shall, prio~ to acceleration under paragraph 18 hereof or abandon- ment of the Property, have the right to collect and retain such rents u tbey become due and payabk. Upon acceleration under paragraph 18 hereo( or abandonment of the PropeMy. Lender shall be entiUed to have a rcceiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the Property. including those put due.
