I.ender the rents of the Pruperiy, provided Ihat Borrower shall, prior to acceleration u~~der paragraph 18 hereo( or abandon-
meot of the P[ope~ty. have the right to ce!!ect and retain such rents u t6ey become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lender shall be entitlod to have a
~eceiver appointed by a rourt to enter upon. ~ake possession o! and manage the Property and to collec~ the rents of the
Property, including those past due. Ali s~nts collected by the receiver shall be applied first to payment of Ihe costs ot
management of the Property and colle~:tion o( rcnts, including, but not limited to, receiver's [ees, prcmiums on receiver's
boncis and reuonable attorney's foes, and iheo to the sums secured by this Mongage. 7~e receiver shall be liable to account
only tor thost rCnts actually receivcd.
21. Frt~re Advaacea. Upo~ request by Borrowcr, I_cnder, at I.ender's option within twe~ty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidencod by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtodness secured by this Mortgage. not including sums advanced in aocordance herewith to protect the
security ot this Morigage, exceed the original amount of the Note plus USS""""-'--"""""'
22. Rdease. UpQn payment of all sums xcured by this Mortgage, Lenckr shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and ~n the Note. "attorney's fce.s" shall include attorney's foes, if any,
which may be awaniecl by an appellate coun.
