(d) Bonower taka such actioa u l.ender may rcasonably rcquirc to assurc that the lien of this Mongage. Lendet's intera~
in the Property and Borrowe~'s obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payme~t a~d cure by Borrower, this Mortgage and the obligations securcd hereby shall rcmain in full force and effect u if
no acceleration had occurred.
20. A~nmeat ot Reotfi Appolat~aent ot Receiver. As additional security hereunder. Borrower hereby assigns to
Lender the rc~ts of the Property. provided that Borrower shall, prior to acceleration under parag~aph 18 hereof or abandon-
rnent nf the Property. have the right to collect a~d retain such rents as tLey become due and payable.
Upon acceleration under paragraph 18 hercof or abandonment of the Propeny. Le~der shall be entitled to have a
receiver ap~+~nted by a~~ourt to enter upo~. take possession of and manage the Property and to collect the rents of the
P:openy, including those past due. All rents collectai by the receiver shall be applied first to payment of the costs ot
management of the Property and collection of rents, including, but nat limited to, receiver's fea. premiums on receiver i
bonds anei reasonable attomey's fecs, and then to the sums secured by this Mortgage. The rcceiver shall be liable to account
only tor those renis actually received. ' ,
21. Foture Adranca. Upon request by Borrower, l.ender, at 1_enders option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with intertst thereon, shall be securcd by this
Mortgage when evidenced by promissory nota stating that said ~otes are secured hercby. At no time shall the principal
amount ot the indebtedness secured by this Mongage, not including sums advanced in accordance hercwitli to protect the
xcurity ot this Morigage, ezceed the origina) amount of the Note plus USS."""""""'-'------
22. Rdea~e. Upan payment of all sums secured by this Mortgage. Lender shall rcleue this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if any.
Z3. Attoraey's Fees. As used in this Mortgage and in the Nule. "atturney's tees" shall include attorney's fees. if any,
which may be awarded by an appellate court.
