20. Assi~nmeat ot Reatx Appointmeat of Receiver. As adJitional security hercunder. Borrower hereby assigns to
Lender the rents of the Propeny, provided that Borrower shall, prior to acceleratioo under paragraph 18 hereof or abandon-
ment o[ the Property. have ihe right to collect and retain such rents u t6ey bocome due and payabk.
Upon acceleration under paragraph 18 hereof ur ~bandonment of the Property. [.ender shall be entitled to have a
receiver appointod by a court to enter upon. take posseasiun of and manage •the Property and to collect the rents of the
Property, inclwli~g those past due. All rents collected by the receiver shall be appliod first to payment of the coats of
management of the Property and collection o( rents, in~luding, but not limited to, receiver's fees. premiums on ree:eiver's
bo~ds and reasonabk attorney's fees, and then to the sums secured by this Morigage. '11~e receiver shall be liable to accou~t
only for those rents actually received.
21. Fnt~ut Adraeces. Upon request by Borrower, l.cnder, at I_ender's option within twenty years from the date of this
Mongage. may make Future Advances to Borrower. ~Such Future Advances, with interest thereon, shall be seruted by this
Mongage when evidenced by promissory notes stating•that said notes are secured hereby. At no time shall the principal
amount of the indebtodnas socured by this Mortgage, not including sums advanced in aocordance herewith to protect the

22. Rdease. Upan payment of all sums secured by this Mortgage, Lender shall releace t6is Mortgage without chugt
to Borrowe~. Borrower shall pay all costs of recorda~ion, if any.
23. Adorney's Fees. As used in this Mortgage and in the Note. "attorney's fcei' shall include attorney's fees. i[ any,
which mav be awudal by an appellate court.
