20. A~na~est ot Reatx Appoiatmeat ot Recelrer. As additiona) security hereunder, Borrower he~eby assigns to
I_ender the rcnts of the Property. provided that Borrower shall, prior to acceieration under parag~aph 18 hereof or abandon-
ment ot the Pmperty, have the right to collerl and rctain such re~ts as t6ey become due and payabk.
Upon acceleration under paragraph 18 hereot or abandonment of the Propeny, I.ender shall be entitled to have a
rcceiver appointod by a court to enter upon, take possessiun of and manage the Property and to collect the rents of the
Property. including thoae put due. All rents collected by the rcceiver ~hall be aPpliod first to payment of the costs of
msnagement of the Property and collection of renis, including, but not limited to, rcceiver's fees, prcmiums on receiver i
bonds and reuonabk attorney's fees, and then to the sums secured by thix Mortgagt. 'iT~e receiver shall be liable to ai:count
only tor those rents actually rcceived,
21. Fnture Adraeces. Upon rcquest by Borrower, l.ender, ~t l_ender's option within twenty ycars from the date of this
Mortgage. may make Future Advanca to Borrower. Such Future Advances, with intercst thercon, shall be securcd by this
Mortgage when evidenced by promissory nota stating that said notes are xcurcd hereby. At no time shall the principal
amount of the i~debtedness secvred by this Mortgage, not including sums advanced in aceordance herewith to protect the
security of this Mortgage, excced the original amount of the Note plus USS '-"""----'-----~---..
22. Rdea~e. Upon payment of all sums secured by this Mortgage, Lender shall nelease this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recorda~ioo, if any.
23. Attoraey's Ftes. As used i~ this Mortgage and in the Note, "attorney's fees" shall includt attomey's foes, if any,
which may be awuJed by an appellate court.
