20. As~i~emeot ot Reals; Appoialmeat ot Receiver. As additiooal security hercu~der, Borrower hereby usigns to
l.ende~ the rcnts of the Ptoperty, provided that Borrower shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Pmperty, have the right to collect and rcta;n such rents u they become due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. l.ender shall be e~titled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents uf the
Property, including those past due. All rents colkcted by the receiver shall be applied 6rst to payment of the costs of
managemeat of the Property and collrctioo of rents, incluciing, but not limited to, teceiver's. fees. premiums on recei~~rr's
bonds and ~euonabk attorney's foa, and then to the sums secured by this Mortgage. 'Il~e rcceive~ shall be liable to account
o~ly tor those rents actually received.
21. Fufure Advsnca. Upon request by Borrower, I.cnder, at 1_ender i option within tweoty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Futuro Advances, w~th interat thereon, shall be secured by this
Mortgage when evidencod by promissory nota stating that said notes are secured hereby. At no time shall the principal
amount ot the indebtedtKSS secured by this Mortgage, not including sums advanced in accorda~e herewith to protect the

22. Rdea~e. Upcm pay~ment of all sums secured by this Mortgage, Lender shall relezse this Mottgage without chuge
