20. A.~omeat ot Reatx Appolatmeat of Receiver. As adJitional ucurity hereu~der. Borrower hereby usigns to
Lender the rents of the Property. provided that Burnerwer shall, prio~ to accele~ation under paragraph 18 hen.wf or abandon-
ment of the Propeny. have the right to collect and retain such rents as t6ey become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the PropeRy. Lender shall be entided to have a
rcceiver appc~intod by a ~rourt to enter upon, take posseuion of and manage the Property and to collect the rcnts of the
Property. including those past due.• All rents coliected by the receiver shall be appliod first to (+ayment of the costs ot
ma~agement of the Property and collection uf rcnts, including, but not limited to, receiver's (ees, premiums on receiver's
bonds a~ reasonabk.attorney's (oes, and then to the sums secured by this Mortgage. 71~e receiver shall be liable to account

21. Frture Advasces, Upon request by Borrower, I.endcr, at 1_enders option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future /ldvances, with interest thereon, shaU be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the priocipal
amount of the indebtodness secured by ihis Mohgage, not including sums advanced in accordance herewith to protect the
