Preservation of Property. The rlortgagor sr.all not commit waste or permit impairment or deterioration of the Property; shall comply with all laws, ordinances, regulations, and reguirements . of any governmental body applicable to the Property; and shall give notice in writing to the ldortgagees and, unless otherwise directed in writing by the Mortgagees, appear in and defend any action or proceeding purporting to affect the Property, the security of this Mortgage, or ti-ie rights and powers of the Mortgagees. The Mortgagor shall not initiate or acquiesce in ar~-cha~g in the zoning classifi- cation of the Property without the ltortgagees' prior written consent. 5. Ins~ections of the ProDertx. The tlortgagees may make or cause to be made reasonable entries and inspections of the Property. 6. Protection of Securi~. (a) If the Mortgagor fails to perform the covenants and agreements set forth in this Mortgage, or if any action or pro- ceeding is cor.unenced which affects the Property, title to the Property, or the Mortgagees' interest in the Property, including but not limited to eminent domain, insolvency, code enforcement, or arrange- ments or proceedings involving a bankrupt, then the Mortgagees at ~ their option may make such appearances, disburse such sums, and take such action as they deem necessary, in their sole discretion, to ,~ a~~x349 pNcF~57
