Mortgagees under Section 3 shall not constitute a waiver of the
Mortgagees' right to accelerate the maturity of the Indebtedness.
The Mortgagees' receiYt of any awards, proceeds, or damages under
Section 7 shall not oZ~erate to cure or waive the Mortgagor's •
default.
10. Esto el Certificate. The Mortgaqor shall, within

10 days of a request from the Mortgagees, furnish the Mortgagees a
written statement, duly.acknowledged, setting forth the sums secured
by this Mortgage and any right of set-off, counterclaim, or other
defense which exists against such sums and the obligations of the
Mortgagor under this i~ortgage.
11. R~medies Cumulative. Each remedy provided in this

Mortgage is distinct and cumulative to all ottier rights and
remedies under this Mortgage or afforded by law, and may be `
exercised concurrently, independently, or successively, in any
order.
12. Acceleration_~on Znsolvency.
(a) If any of the events listed in Subsection (b)
occurs, and is not remedied by the ?~ortgagor within 30 day~ after
Mortgagor receives written notice from the Mortgagees specifying
the particular event referred to in said Subsection (b), tlie Mortgagees
ma}•, at their option, declare all of the sums secured by this
t•fortgage to be ir.imediately due and payable. Any attorneys' fees
or other expenses incurred by the ~iortgag~es in connection with

any event listed in Subsection (b) shall be added to and become part 'I
