which cumulatively with all such sales or transfers subsequent to
the date of this Mortgage exceeds 33 1/3$, or (c) dedication of all
or any part of the Property to a public use or purpose prior to
its release under Section 16 or (d) recordation (without the Mort-
gagees' prior written consent) of any covenants, easements, or other
restrictions.upon the use of all or any part of the Property prior
to its release under Section 16 which is not remedied by the Mortgagor
within 30 days after its receipt of written notice from the Mortgagees,
the Mortgagees may, at their option, declare all sums secured by '
this Mortgage to be immediately due and payable. -
14. Acceleration and Remedies.
" (a) Upon the Mortgagor's breach of any provisiar,
of this t4ortgage, including but not limited to the covenants to
pay when due any sums secured by this Mortgage, w'~ich breach is
not remedied by the Mortgagor within 30 days after its receipt of
written notice from the Mortgagees specifying the br~ach, the I~iort-
gagor shall be deemed in default and the Mortgagees at their option
may declare all of th~ sums secured by this Mortgage to be immediately
due and payable without further demand.
(b) Upon default, whether or not the Mortgagees
have exercised their rights of acceleration under Subsection (a)
or Section 12 or 13, the tdortgagees may, at their option, do
either or both of the following without being subject to any
requirement for election of remedies: ~
(i) The I-lortgagees may, without notice or
demand to the Mortgagor, initiate a suit
