~~ 1. I'urctiase and Sale. Upon all the terms and conditions con- .

~ tained lierein, i3uyer liereby agrees to purchase Irom Seller and
Seller ayrees to sell to lluycr tl~at certain property ("Land")
now ownecl by Seller a~id located within the County of St. Lucie,
rlorida more particularly described in L•'xhibit "A" attached hereto.
2. Gscrow. On the date Chis Ayrcement has been siyned and dc-
livered by and between the parties hereto, Seller shall open
a joint escrow ("Escrow") with 'I'woroger and Asher, P. A. and
•' Colton ancl Doykin, 1lttorneys at I'ort Lauderdale, Clorida (the
L•'scrowholder") by deliveriny a fully executed copy of this
ne~recment to the ~scrow}~older ,
3. Closiny pf Cscrow. ~Tl~e closing ("Closing") of the purchase
and sale oF the Land shall take place ttirough Cscrow upon sat-
istaction of all conditions to Closing set forti~ herein within
Uiie flunclrecl '1'wenty (120) clays of tl~e dnte of this Agreement or
such later date as the parties may mutually agree.
4. Governmental 11~~~rovals. 9'hc parties ayree that prior to the
issuance of building permits for the construction of residential
or commercial units on the L~nd, that numerous approvals from
various local, state, and fecler~2 governmental ayericies must
be obtained. E3ecause of the necessity of obtaininy sucl~ approvals
