3. Join with the Seller and initiate a lawsuit ::

From any sucti litiyation shall be disbursed as follows:
(aa) ~'irst, to reimbursc 13~ycr for all costs of
such litigation, ii~clucliny I3uyer's attorneys' fees.

I3uyer's full down payment plus interest paid to Seller in
dccordance with Parayraph Six l~ereof.
(cc) Thircl, any remaining funds are to be split

Land to Seller in full s~tisFaction of the Purchase t~oney Note
and t4ortgage set forth in Paragraph Six hereaFter.
