h. Ewing will, at the time it makes each payment to first mortgagee,
send to Fox an advice that each such payment has been made, as provided in the note
made a part of this wraparound mortgage.
i. The references contained in this mortgage to the obligations of Fox
or Ewing to pay any sum owing on the first mortgage shall not constitute an assumption
of personal liabil~ty by Fox for any such payment, and shall not in any way modify
the obligations of Ewing to any first mortgagee beyond the obligations of Ewing under
any existing agreement with first mrotgagee.
TO HAVE AND TO HOLD the same, together with the tenements, hereditaments
and appurtenances thereto belonging, and the rents, issues and profits thereof, unto
the Ewings.

AND Fox covenants with Ewing that Fox is indefeasibly seized of said land
in fee simple; that Fox has good right and lawful authority to convey the interest
in said land as aforesaid; that Fox will make such further assurances to perfect the
fee simple title to said land in the mortgage as may reasonably be required; that
Fox hereby fully warrants the title to the said interest in the land as herein conveyed
and will defend the same against the lawful claims of all persons whomsoever; and that
said land is free and clear of all encumbrances except taxes for the calendar year
1981 and all subsequent years and that mortgage executed on 18 April 1979 by Loren R
Ewing and Linda L Ewing, His Wife, to Citizens Federal Savings and Loan Asso~iation
of St Lucie County, recorded on 20 April 1979 in OR Sook 307, page 952 et seq, public
records, St Lucie County, Florida. ~
PROVIDED AL~IAYS, that if Fox shall pay unto Ewing the certain promissory
note hereinafter substantially copied or identified as attached hereto and by reference
made a part hereof, and shall perform, comply with and abide by each and every the
agreements, stipulations, conditions and covenants thereof, and of this mortgage,
then this mortgage and the estate hereby created shall cease, determine and be null
and void.
AND Fox hereby further covenants and agrees to pay promptly when due the
principal and interest and other sums of money provided for in said note and this mort-
gage, or either; to pay all and singular the taxes, assessments, levies, liabilities,
obligations, and encumbrances of every nature on said property; to permit, cormiit or
suffer no waste, impairment or deterioration of said land or the improvements thereon
at any time; to keep the buildings now or hereafter on said iand fuily insured in a
sum of not less than maximum insurable value in a company or companies acceptable to
