prior to entry of a judgme~t enforcina this Mortgage if: (a) Borrower pays l.ende~ all sums which would be then due under
this Mongage. the Note and notes secu~ing Future Advances, if any, had no acceleratio~ c~ccurred; Ib) Barrawer cures
all breacha of any other cove~ants or agreemt~tt of Borrower contained in this Mortgage; (c) Borrower pays all reasonable
expenses incunod by Lende~ in enforcing the covenants and agreeme~ts of Borrower contained in this Mortgage and in
enforcing Lende~'s remedies as provided in paragraph 1 R hercof, including, but not limited ta, reasonable attorney's fees; and
(d) Bonower takes such action as l.ender may reasonably requirc to assurc that the licn of this Mo~tgage, Lender's interest
in the Property and Borrower's obligation to pay the sums ucurcd by this Mortgage shall continue unimpaircd. Upon such
payment and cure by Bomower, this Mongage and the obligations secured hereby shall remain in full force and effect as if
no acceleratio~ had occurred.
20. Ar~nmest ot Reot~ Appoiatmenl of Receiver. Ac additional security hereunJer, Borrower hereby assigns to
Ler-der the rcnts of the Property. pmvided that Borraw-r shall, prior to acceleration under paragraph 1 R hereof or abandon-
ment of the Pmperty. h~rve the right to collect a~d retain such rents u they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, l.ander shall be entitled to have a
receiver appoi~ted by a court to enter upon, take possession of a~d manage the Property and to collect the rents of the
Property. including tho6e past due. All rcnts collected by the receiver shall be applied first to payment of the cosu of
management of the Property and collection of rents, including, but not limited to, receiver's fea, premiums on receiver's
bonds and reasonabk attorney's foa, and then to the sums secured by this Morigage. The rocei~•er shall be liable to account
only for those rents actwtly raeived.
21. Future Advances. Upon rcquest by Borrower, l.ender, at Lender s option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Futurt Advances, with interest thereon, shall !~e secured by ihis
hiortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amouot of the indebtodness secured by this Mongage, not including sums advanced in accordance herewith to protect ihe

22. Rekase. Upon paymeat of all sums secured by this Mongage. Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of rccordation. if any.
23. Attoraey's Fees. As used in this Mortgage and in the Note. "attorney's fees" s,~hall include attorney's fees, if any.
which may be awarded by an appeilate court. ~~
