20. A~nmeat of Reat~ Appoiata~eaf of Receirer. As additi~nal security hereunJer, Borrower hereby acsigns to
l.ender the rc~ts of the Property, provided that Borrow:r shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents as they become due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, I.ender shall be entitled to have a
rcceiver appointod by a court to enter upon, take possession of a~d manage the Property and to collect the rents of ihe
Property. including those past due. All rents collected by the receiver shall be applied first to payment o( the costs of
en3n3gc~nt of the Ptoptrty and co!ltctic~ ef re~ts, i~clud~ng, bt~t nc! lirr3i!~d tc-, reseiv~r c teec, premiumc nn receiver's
bonds and reasooable attorney's foes, and then to the sums secured by this Mongage. The receiver shall be tirble to account
only tor those rcnts actually received.
21. Fnture Adraocts. Upon request by Borrower, l.ender, at Leodets optian within twenty years from thc date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interat thereon, shall be secu-ed by this
Mortgage when evidenced by prom+ssory notes stating that said aotes are secured hereby. At no time shall the principal
amount of the indebtedness socured by this Mongage, not including sums advanced in accordance herewith to protect the

22. Rekaee. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Bonower. Borrower shall pay all costs of recordation, if any.
23. Attoroey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, it any,
which may be awarded by an appellate court.
