Bo~rowe~ contained in ihis Mongage; (c) Bormwer p.~-y~s all reasonable expenses incuRed by Leader in enforcing the covena~ts and agreements of Borrower co~tained in this Mortgage and in enforcing Lender's remedies as provided in paragraph 18 hereof, including, but not limited to, reasonable attomey's fees; and (d) Borcower takes such action as l.ender may reasonably rcquirc to assure that the lien of this Mortgage. L.ender's interest in the Ptoperry and Borrow~r's obligation to pay the sums secured by this Mortgage shall continuc unimpaired. Upon such payment and cure by Borrower, this Mongage and the obliga~ions secured hereby shall remain in tull force and eRect as if no acceleration had occurred. 20. Assi~nmenf ot Reaf~ Appoiatment ot Recefrer. As additional securitp hercunder, Borrower hereby assigns to Lender the rcnts of the Propeny. provided that Bomower shall, prior to acceleration under pa~agraph 18 hereof or abandon- ment of the Property. have the right to collect and retai~ such rents as they become due and payable. Upon acceleratio~ under paragraph 18 heroof or abandonment of the Property, I.ende~ shall be entitled to have a receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the P~openy. including those past due. All ra~ts collxted by the receiver shall be appliod first to payment of the coats of management of the Property and cotlection of rcnts, including, but not limited to, receiver's fees. prcmiums on receiver's bonds and reasonabk attorney's fees. and then to the sums xcurcd by this Mortgage. The receiver shall be liabk to account only for those rents actwlly received. 21. Fature Advancea. Upon request by Borrower. Lender, at Lender s option within twenty years from the date of this Mortgage. may make Future Advances to Borrower. Such Future Advances, with interat thereon, shall be secured by this Mortgage when evidencod by promissory notes stating that said notes are securcd hereby.
