this Mortgage, the Note and notes securing Futurc Adva~ces, if any. had no acceleration occurred: Ib) Borrowe~ cures

expensea incurrod by Leader in enforcing the covenants and agreeme~ts of Borrowe~ co~tained in this Mortgage and in
enforci~g Lender's remedies as provided in paragraph 18 hercot, including, but not limited to, reasonable attomey's fees; and
(d) Borrower lakes such action as Lender may rcasonably reyuire to assure that the lieo of this Mortgage, Lender's interest
in the Property and Borrower's obligation to pay the sums securcd by this Mortgage shcll continue unimpaircd. Upon such
payment artd cure by Borrower. this Mortgage and the obligations secured hereby shall rcmain in full force and effect as if
0o acceleration had occurred.
2A• Ae~ameat ot Reat~ Appointo~ent ot Receire~. As additional security hereunder, Borrower hereby assigns to
Le~de~ the rents of the Propeny, providcd that Borrowar shall, prior to accele~ation under paragraph 18 hercof or abando~-
ment of the Properry, have the right to collect and rctai~ such rents as they bocome due and payabk.
Upon acceleration under paragraph 18 heroof or abandonment of the Property. l.ender shall be entitkd to have a
rcceiver appointed by a oourt to enter upo~, take possession of and ma~age the Property and to collect the rents of the
Property, including thaae put due. All rcnts collected by the receiver shall be appliod 6rst to payment of the costs of
management of the Pr+operty and collection of rents, including, but ~ot limitcd to, receiver's fees. pnmiums on receiver's
bonds and reasonabk attomey's fas, and then to the sums aocured by this Mortgage. 71~e receiver shall be liable to account
only for thoae rcnts actually received. ~
21. Ruture Ad~ances. Upon request by Borrower, Lender. at Lender s option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be securcd by this
Mortgage when evide~cod by promissory notes stating that said nota are secured hereby. At no time shall the principal
amount of the indebtednzss stcured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Rekasa Upon payment of all sums secured by this Mortgage, Lender shall releau this Mortgage without charge
to Borrower. Borrower shall pay all caats of recordatan. if any.
23. Attoreey's Fees. As used in this Mortgage and in the Note. "attomey's fees" shall include attorney's foes. if any.
