paymeot and cure by Borrower, this Mortgage and the obligatio~s securcd hereby shall remain in full force aad ef[ect as if
no acceleration had occurred.
20. As~emeat ot Rcot~ Appoiatmeat of Receiver. As additional sceurity hercunder. Borrower hereby assigns to
Lende~ the rents of the Property. provided that Bornower shall, prior to accele~ation under paragraph 18 hereof or abando~-
ment of the Property. have tho right to collcet and retain such reats as t6ey become due and payable•
Upon acceleration under paragraph 18 hereot or abandonment of the Property, i.er~der shall be endtled to have a
receiver appointed by a court to enter upon. take poasession o( and manage the Pmperty at~d to collect the rents of the
Propetty, including thoae put due. All rents collected by the ~ roceiver shall be applied first to payment of the coats of
management of the Propeny and collection of rents, including, but not limited to. receiver's fas. prcmiums on roceiver's
bonds a~d rcasonabk attorney's foes. and then to the sums socurod by this Mortgage. 'Ibe receiver shall be liable to aceount
only for those r+ents actwlly received,
21. F~hre Ad~set~s. Upon request by Borrower, l.ender, at Lender's option within twenty ytars from the date of this
Mortgage. may make Futurc Advancac to Borrower. Such Future Advances, with interat thereon, shall be secured by this
Mongag~ when evidtaced by promissory nota stating that said notes arc secured hereby. At no time ahall t6e principa!
amcwnt of the indebtodness securod by this Mortgage, not including sums advanoed in aooordanee herewith to protect the

32. Relea~e. UpQn payment of all sums secured by this Mortgage. Lender shall release this Mongage without c6uge
to Borrower. Borrower shall pay all cosu of recordation, i[ any.
23. Attorwe~r's Ftes. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's foes. if any,
which may be awardod by an appellate court.
