the right to have any prooeedings begun by Lender b enforoe this Morfgage disoontinued at any time prior to entry of a judgment enforcinQ
this Mortgage if: (a) Borrower pays Lender all suau which would be then due under this Mortgage. the Note and notea ~ecnring P1~ture
Advancee. if any~ had no aoceleration occurred; (b) Borrower curer all breache~ of any other oovenanV or agreemeAts of Borrowar contained in
this Mortgage; (c) Borrower pays all reasouable eupenaea irtcurired by I.eader in eaforcing the oovenant~ and agreements of Boao~var
contained in this Mortgage and in enforcing Lender's remedies aa provided in paragraph 18 bereof. incl~ding, but not limital to, rea~oAabls

21. I~lture Advances. Upon requeet by Borro~rer. Lender, at Lender's option within twenty years from the date otthis Mortgage, may
make fl~ture Advances to Bocrower. Such P1~ture Advances, with inter~,tit thereon. shall be secured by this Mo:tgage when evidenoed by
promiesory notee stating thai said aotes are secured henby. At no time ahall the principal amount of the indebtednew secnred by this
