THIS WARRANTY DEED made and executed the 2nd day of March , 1981~ by SAND
DOLLAR VILLAS DBVELOPHENT CORPORATION, a Florida corporation, hereinafter called Grantor,
to: ~RLE F. STEELB and HELEN L. STEELE, his wife

WITNESSETH:
That the Grantor, for and in consideration of the swn of Ten Dollars ($10.00) and
other good and valuable considerutions to it in hand paid by the Grantee, the receipt
of which is hereby acknowledged, has granted, bargained and sold to the Grantee and
the Grantee's heirs and assigns forever, the following described real property situate,
lying and being in St. Lucie County, Florida, to-wit:
A condominium parcel designated as Unit No. 102 of SAND DOLLAR VILLAS
CONDOMINIUM E, according to the Declaration thereof, dated January 30, 1981, _
recorded February 13, 1981, in Official Record Book 348, page 1585, public
records of St. Lucie County, Flor.ida.
TOGETNER WITH all fixtures and appliances located therein, and
TOGETHER bdITH all of its appurtenances accord3ng to said Declaration af
Condominium, including but not limited to an undivided 1/31 share in the
cominon elements thereof and together with all the tenements, hereditaments
and appurtenances thereto belonging or in any~rise appertaining.
This conveyance is made subject to the follawing:
1. Real estate taxes for the year 1981 and subsequent years, and applicable
zoning regulations and ordinances;
2. All of the terms, provisions. conditions, rights, privileges, obligations,
easements and liens set forth and contained in the Declaration of Condominium
and all instruments therein referred to;
3. All of the covenants, conditions, restrictions and easements of record, if
any, vhich may affect the aforedescribed property;
4. Perpetual easement for encroachments now existfng or hereafter existing
caused by the settlement of improvements or caused by minor inaccuracies
in building or rebuilding.
AND the Grantor hereby covenants with said Grantee that it is lawfully sefzed of
said land in fee simple; that it has good right and laWful authority to sell and convey
said land; that it hereby fully warrants the title to said land and will defend the same
against the la+aful claims of all persons ~rhomsoever; and that said land is free of all
encumbrances.
. IN WITNESS WHEREOF, the Grantor has caused these presents to be executed in its
name by its proper officers thereunto duly authorized, the day and year first above
written.
