This conveyance is made subject to the follawing: 1. Real estate taxes for the year 1981 and subsequent years, and applicable zoning regulations and ordinances; 2. All of the terms, provisions. conditions, rights, privileges, obligations, easements and liens set forth and contained in the Declaration of Condominium and all instruments therein referred to; 3. All of the covenants, conditions, restrictions and easements of record, if any, vhich may affect the aforedescribed property; 4. Perpetual easement for encroachments now existfng or hereafter existing caused by the settlement of improvements or caused by minor inaccuracies in building or rebuilding. AND the Grantor hereby covenants with said Grantee that it is lawfully sefzed of said land in fee simple; that it has good right and laWful authority to sell and convey said land; that it hereby fully warrants the title to said land and will defend the same against the la+aful claims of all persons ~rhomsoever; and that said land is free of all encumbrances. .
