this Condominium in accordance wlth the above-described Declaration of Condo-
minium are "Cominon Expenses" of this Condominium as prnvided for in said
~eclaration of Condaniniwn.
This conveyance is made sub ject to the following :
1. Real Estate taxes for the year 19B 1~{ and subsequent years ;
2. Appllcable zoninq cegulations and ordinances;

3. All of the tern~s, provisions, conditions, rfghts, privileges,
obligations, easements and liens set forth and contained in the
Declaration of Condominium of the Condominium and all instru-
ments referred to therein;
4. All covenants, conditions, restrictions and easements of record,
if any, which may now affect the aforedescribed property
including, but not linnited to, the above-described Settlement
Sdpulation and that certain Final Order incorporating same
recorded in Official Records Book 3~1 at Page 14Q1 of ~ the
Public Records of St. Lucfe County, Florida and the above-
described Protective ' Covenants recorded in Official Records
Book ~n~ at Page .q~~ of the Public Records of St. Lucie
County, Florida, with the Grantor excepting from this convey-
ance and reserving unto Grantor and its successors and assigns
as the owner of that portion of the "Future Development Prop-
erty" (as set forth in the Settlement Stipulation and Protective
- Covenants) not heretofore or hereby conveyed by Grantor
such easements and righis as may be necessary Lo effectuate
the provisions of the Settlement Stipulatiorl and Protective
Covenants including, but not limited Lo, the drainage easements
"Roadway Easement" , "Sewage System Riqhts" , "Water System
Rights" and "Future Development Property Drainage Easement"
as set forth in the Protective Covenants , which easements shall
be appurtenant Lo and run with the said "Future Development
Property" .
S. Perpetual easement for encroachments now existing or hereafter
existing caused by the settlement or movem~nt of improvements
or caused by minor inaccuracies in building _ or rebuilding.
To have and to hold the same in fee simple forever.
And Grantor does hereby covenant with Grantee that it will defend the
sanae against the lawful claims of all persons claiming by, through or under
Grantor .
IN WITNESS WHEREOF, Grantor has caused these presents Lo be executed
in its name the day and year first above written by its proper officers duly
authorized . -
