prior to entry ot a judgment en[orcing this Mortgage if: la) Borrower pays I_rnde~ all sums which would bc then due under
this Mortgage. the Note and notes securing Future Advances, if any. had no accele~ation occurred; Ib) Borrower cures

(d) Borrower takes such action as Lende~ mav rcuonablv requirc to assure that the lien of this MortRaite, l.ende~'s interat
in the P~operty and Bomuwer's obligation to pay the sums secund by this Mongage shall continue unimpaircd. Upon such
payment and cure by Borrower. this Mortgage and the obligations securcd hercby shall remain in tull force and effect as i(
no acceleration had occurred.
20. As~aa~eat ot Reat~ AppolMmeat oi Receiver. As additional securily hereunde~, Borrower hereby assigns to
Le~der the nnts of the Property, pmvided that Borrowar shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retai~ such rents u they becorne due and payable.
Upon accelention under puagraph 18 heroof or abandunment of ihe Pmperty. Lendor shall be entitied to have a
receiver appointed by a court to enter upon. take poaseuion of a~d manage the Property and to collect the rents of the
Property. including those past due. All rents collectod by the rc~xiver shall be appliod fint to payment of the costs of
managemeat oE the Property and collection of rents, including, but not limited to, rcceiver's-fees, prcmiums on receiver's
bonds a~d reasonabk attormy's fees. and then to the sums socurod by this Mortgage. The receiver shall be liable to account
o~ly tor those rents actually received.
21. Fotnre Advaaces. Upon request by Borrower, Lender. at l.ender s option within twenty years from the date of this
Mortgage. may make Future Advance.s to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evide~c~od by promissory notes stating that said notes are secured hereby. At no time :hall the principal
amount of the indebtedtkss secured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Release. Upon paymeat of all sums secured by thi: Mortgage, Lender shall release this Mortgage without charge

which may be awuded by an appellate court.
