in Ihe Propetty and Bormwer s obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cure by BoROwer. this Mortgage ar~d the obligations securcd hereby shall remain in full force and eftect u if
~o acceleration had occurred.
20. Assi=umeot ot Reat~ Appoiatmeat of Recei~er. As additional security hercunder. Borrower hereby assigns to
[_ende~ the rcnts of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 Ixreof or abandon-
ment of the Pr~operty, have the right to collect and retain such rents as t4ey bocome due and payable.
Upon acceleration under paragnph 18 hereof or abandonment of the Property, I.ender sh~ll be entitled to have a
rcceiver appointed by a court to enter upon, take possession of a~d manage the Property and to collect the rents of the
Property. including those put due. All rents collected by the rcceiver shall be applied first to payment of the costs of
management of the Property ar~d collection of rents, including, but not limited to, receiver's (ees, prcmiums on receiver's
bornis and reasonable attorney's fea, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actwlly received.
21. F~twe Advsecea. Upon requat by Borrowcr, I_ender, at l.ender s optian within twenty years tmm the date of this
Mortgage. may make Future Advances to BoROwer. Such Future Advances. with interest thereon, shall be securcd by this

22. Rdea~a UpQn paymeat of all sums secured by this Mortgage, l.ender shall release this Mortgage without charge
