Assi=umeot ot Reat~ Appoiatmeat of Recei~er. As additional security hercunder. Borrower hereby assigns to [_ende~ the rcnts of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 Ixreof or abandon- ment of the Pr~operty, have the right to collect and retain such rents as t4ey bocome due and payable. Upon acceleration under paragnph 18 hereof or abandonment of the Property, I.ender sh~ll be entitled to have a rcceiver appointed by a court to enter upon, take possession of a~d manage the Property and to collect the rents of the Property. including those put due.
