in the Property and Borr+ower's obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
paymeot and curc by Borrower~ this Morigage and the obligations securcd hereby shall rcmain in full torce aad eftect u if
no acceleration had occurrcd.
2U• A~nmeat ot Reat~ Appoiatmeat of Receiver. As additional security hercunder, Borrower hereby usigns to
l.ender the rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 heroof or abar-don-
ment of the Propeny, have the right to collect and retain such rents u tbey bocome due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Pmperty. Lender shall be entided to have a
receiver appointed by a rourt to enter upon. take possession of and manage the Property and to colkct the rcn4t of the.
Property, including those past due. All rents collecteci by the receiver shall be appliod first to payment of the costs of
management of the Property and coliection of rents, including, but not limited to. rcceiver's fees. prcmiums on receiver's
bonds and reuonabk attomey's fees, and then to the sums secured by this Mortgage. The receiver shall be fiable to account
only (or those rc~ts actually reccived.
21. Fetnre Advseca. Upon rcquest by Borrower, I.ender, at 1_ender's option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mongage when evide~cod hy Qrc~misu~ry notes sfating that said notes are stcnrec! !lertby. At no timt sha!! the prittci~!
amount of the indebtedness secured by this Mortgage, not including sums advanced in aocordance hetewith to protect the

22. Rekare. UpQn payme~t of all sums secured by this Morigage, Lender shall rclease this Mottgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
