in the Property and Bormwer's obligation to pay the sums securcd by this Mortgage shap continue unimpairod. Upon auch
payment aod cure by Bomower. this Mortgage and the obiigations secured henby shall rcmain in full fora and effect as if
no accettration had occuned.
20. Assi~ameat ot Reat~ Appois~tmeat ot Receivcr. As additional security hercunder. Borrower hereby assigns to
l.ender the rcnts of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandoa-
me~t of the Property. have the right to collect snd rctain such rents u t6ey bocome due and payible.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lender shall be entided to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Propeny, including those put due. All rents collected by the roceiver shall be applied first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, roceiver s toes. premiums on receiver's
tands and ~easonabk attomey's fas. and then to tho sums secured by this Mortgage. 'il~e receiver shall be liabie to account
only for those rents actually received.
21. Fotw~e Advsncn. Upon request by Borrower, l.ender, at I.ender s option wilhin twenty years from the date of this
Mortgage, may make Futurc Advanca to Borrower. Such Future Advances, with iotere.st thercon. sha!! be aecurtd by this
Mortgage when evidenced by promissory notes statiog that said notes an sa:ured herebY. At no time shall the principal
amouot of the indebtodnas secured by this Mongage. not including sums advanced in aacordana herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. .•-------------~-------"°'-
