Lender's interat in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaircd. BoROwer hereby assigns to Lender the r+ents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hercof or aba~don- ment of the Property. have the ~ight to rnllect and retain such rents as tbey bocome due and payabk. Upon acceleration under paragraph 18 hereof or abandanment of the Pmperty. Lender shall be entitled to have a receiver appanted by a court to enter upon. take pcusession of and manage the Property and to collect the rents of the Property. including those past due.
