this Morigage, the Note a~d notes securing Future Advances. it any. had no acceleration occurred; Ib) Borrower cures
all breaches of any other coveoants or agreeme~ts ot Bo~rowe~ contained in this Mo~tgage; (c) Borrower pays all reawnable
expenses incurred by Lender in entorcing the rnvenagts and agreements of Borrower contained in this Mongages and in
enforcing ~ende~•s remedies as provided in pangraph 18 hereof. including, but not limited to. reasonable attorney's fas; and
(d) Bo~rower takes such action as Lender may reasonably require to assurc that the lien of this Mortgage. Lender's interat
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaircd. Upon such
payment and curc by Borrower, this Mortgage and the obligations securcd hereby shall remain in full force and eBcet u if
no acceleration had occurred.
20• A.sa~sa~eat ot Reat~ AppolMmeat o[ Recei~er. As additional security hercunder. BoROwer hereby assigns to
Lender the r+ents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hercof or aba~don-
ment of the Property. have the ~ight to rnllect and retain such rents as tbey bocome due and payabk.
Upon acceleration under paragraph 18 hereof or abandanment of the Pmperty. Lender shall be entitled to have a
receiver appanted by a court to enter upon. take pcusession of and manage the Property and to collect the rents of the
Property. including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents. ir~cluding, but no1 limited to, receiver's fees, premiums on receiver's
bonds and reasonabk attorney's fees. and then to the sums securod by this Mongage. 'i'he roceiver shal) be liable to account
only for thos~ rents actually receivcd.
21. Fotwr Ad~aaea. Upon request by Borrower, t_enckr, at I_endcr's option within twenty years from the date of this
Mortgage. may make Future Adva~cex to Borrower. Such Future Advances, with interest thereon, shall be stcured by this
Mongage when evidenced by promissory nota stating that said notes are secured hereby. At no time shall the principal
amou~t of the indebtodnesc secured by this Mongage, not including sums advanced in a~xoidance herewith to protect the

22. Rdea~e. Upan payment of all sums securcd by this Mortgage, Lender shall reltase this Mortgage vrithout charse

23. Attoraey's Fees. As used in ihis Mortgage and in the Note. "attorney's fees" shall include attorney's fces. if any,
which may be awardod by an appellate court.
