(d) Borrower takes such action aa Ler~der may reasonably requirc to assurc that the lien of this Mortgage, Lsnder's inte~est
in the Property and Botrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon auch
paymtnt and cure by Borrower, this Mortgage and the obligations secured hereby shall remain in full force and effect as it
na acceleratan had oeeu~ced.
20, Assitameat ot Reat~ Appoiatmeat of Receiver. As additional security het~eunder. Borrower hereby assigns to

ment of the Property, have 1he right to collect and retain such rents as they bocome due and payabk.
Upon accelention under paragraph 18 hereo( or abandonment o[ the Property, Lender shall be enfitltd to have a
receiver appointed by a~~ourt to enter upon, take possession of and ma~age the Property and to collect the rents of the
Propeny. includiog those pasl due. All rents cullecteci by the receiver shall be applied first to payment of the costs ot
maoagement of the Property and collection of rents, including, but not limiled to. receiver s fees, premiums on rcceiver s
bonds and reaso~abk attorney's fees, and the~ to the sums securcd by this Mongage. 'R~e roce~ve~ shall be liable to account
only for those rents actually received.
2i. Fatnre Adraaces. Upon request by Borrower, l.cnder, at l_ender's option within twenty years from the date of this
Mortgage, may make Futu~e Advances to Borruwer. Such Future Advances, with interest thereon. ahall bt secuted by ihis
Mortgage when evidenced by promissory notes stating that said notes are socured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in acxordance hercwith to protect ihe
