I.ender the rents ot the Property, provided that Borrow~r shall, prior to accele~ation under paragraph 18 hereo( ~~r abandon-
ment o( the Propeny, have the right to collect and retain such rents as they become due and payable.
Upon acceleration under parag~aph IR hereof or abandonment of the Property, Lender shall he entitled to have a
receiver appointed by a court to enter upo~, take possession ~f and manage the Propeny and to collect the rents of the
Property, including thoae past due. All rents collected by the receiver shall be applied first to paymeot of the costs of
management of the Property and collection of rcnts, including, hut not limited to, rcceiver's (ees, premiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secured by this Mongage. The receiver shall be liable to account
only for those rcats actually n~ceived.
21. Future Advaoce,s. Upon request by Borrower, l.ender, at l_encier's option within twenty yean from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
I~lortgage when evidenced by promissory notes stating that said notes are secured hereby. At no ~ime shall the principat
amount of the indebtedness secured by this Mortgage: not including sums advanced in accordance herewith to protect the

22. Rek~se. Upon payment of all sums secured by this Mortgage, Lender shall rcleue this Mortgage without charge
to Bonower. Borrower shall pay all costs of recorJation, it any.
23. Attorneys Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any.
