enforcing Lendtr's remedia as pscsvided in paragraph 1~ i~reo(, ineluding, but not limit~ to. reuonabie aUotney's fces: and
(d) Bonower takes such action as I.ender may reasonably require to assure that the lien ot this Mortgage. Lender's interest
in the Property and Bomower's obligation to pay the sums secured by this Mongage shall continue unimpaired. Upun such
payment and cure by Borrow~r, this Mortgage and the obligations.secured hereby shall rcmai~ in full force and efiect u if
~o acceleration had occurred.
20. Assi~nmeat ot Rentfi Appoiatmeat of Receiver. As additional security hercunder, Borrower hercby usigns to
I_ender the renls of the Property, provideJ that Borruwer shall, prior to acceleration under parag~aph 18 hercof or abandon-
ment af the Property, have the right to collect and retain such rents as tbey become due and payabk.
Upon acceiention under paragraph 18 hereof or abandonment o[ the Property. Lender shall be entitlod to have a
receiver appointed by a~~ourt to enter upon, take ~wsussion of and mana~te the Prooettv ar~d to collect the rcnts of the
Propeny. ~ncluding those past due. All rents collectal by the receiver shall be applied 6rst to payment of the costs of
management of the Propeny and collectiun of rents, including, but not limited to, roceiver's fees. prcmiums on rcceiver's
bonds and reasonable attorney's fees, anJ then to the sums secured by this Mortgage. 'ihe receiver shall be liable to account
only for those rents actually received.
21. Future Advancea. Upo~ request by Borrowcr, I.cnder, at 1_ender s option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future AJvances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notcs are serured hereby. At no time shall the principal
amount of the indebtodness secured by this Mortgage, not including sums advanced in aeeordance hertwith to protect the
security of this Mortgage, exceed the original amount of the-Note plus US~---•-------. ---------------
22. Rekaae. Upan payment ot all sums secured by this Mortgage. Lender shall releast this MoRgage without chatge
to Borrower. Borrower shall pay all costs of recorda~ion, if any.
23. Attoroey's Fees. As used in Ihis Mor~gage and m thc Note. "attorney's fees" shall include attorney's fces, if any.
